A 27-acre Greenfield site located in the Green Belt and situated in Reigate and Banstead Borough Council’s jurisdiction.
The site was offered to us by a prominent agent, in the area. In total, it measured approximately 27 acres in a mix of hard standing and surrounding fields. The hardstanding element, of the site, accommodated a dozen, or so, former chicken coups, but this activity had long ceased, and, for many years, the entire site had traded as a Business Park.
We submitted a planning application, to the Council, for the demolition of the former chicken coups and the erection of a farmstead style scheme comprising of 10 houses, sure of the mind that there was an opportunity to gain a planning consent. Our application was regrettably refused, broadly on the grounds of adverse impact on the greenbelt, but at appeal, our specialist team, including award winning landscape architects, managed to persuade the planning inspector that the carefully designed scheme would have no, or little, adverse impact, and the appeal was allowed.
