This was a simple site for a pair of substantial detached 2.5 storey houses replacing an existing, tired, 2 storey house, built in the 1980’s. The existing house stood on a double plot, with a relatively long garden, and was situated on a street corner, resulting in it being spotted by one of our land scouts.

An approach was made, to the owners, who were receptive to the principle of signing an option agreement, in order to maximise the potential of their land. We subsequently exchanged an option, with them, which allowed us time to approach Richmond Borough Council to apply for planning permission to demolish the existing and erect a pair of new houses in its place. A planning application was prepared, and submitted, to Richmond Council, which was subsequently approved, under delegated powers, by the case officer, in less than 4 months.
